Hurricane Warning from Management

Sandy’s coming …

RE: UPCOMING WEATHER / HURRICANE WARNING

There is a strong likelihood that Hurricane Sandy will approach and affect New York City sometime Monday afternoon/evening or Tuesday. At this point we continue to monitor all Emergency response systems, but they do not know on Friday afternoon how strongly it will hit our area. Watch areas include as far north as Maine and as far west as Ohio. This is potentially a dangerous storm.

Please be advised that we are now preparing for this storm and ask residents to keep their windows closed and locked, and remove all objects from their balconies, including furniture and plants. Please make sure balcony drains are clear of debris. Strong winds are predicted and those winds will cause objects, which are not tied down to become projectiles. Please take this warning seriously and prepare accordingly with ample food and water for 3 days, and other essential items including any necessary medical prescriptions, flashlights, etc. You should also have a working radio with batteries.

Depending on the severity of the storm our main office might have to be closed, but our Maintenance office will remain open for emergency only.

Stay safe and stay indoors.

The ER Board Has a Newsletter?

This is new, right? News from the East River Board of Directors? Does this replace or supplement the occasional newsletters produced by the House Committee?

Well, more communication is always welcome. The Boardroom Beat has some facts and figures about the huge new boiler and promises, “Once the winter arrives, the Board will provide you with a financial update on the efficiency of the boiler when it is being used for steam as well as for hot water.”

The newsletter also recaps briefly the state of our courtyards during the Local Law 11 maintenance work, previews a rise in real estate taxes of almost $1 million, restates the new (very popular) no-smoking rules, and reminds cooperators that maintenance requests can now be submitted online.

Construction begins on buildings 1 and 2

RE: Local Law 11 Project

PLEASE BE ADVISED, work on your buildings (1 & 2) detailing the Local Law 11 Project has begun. The park between these buildings will remain open until further notice. Cooperators are advised to keep their windows closed and shades drawn during the day when work is underway. Cooperators with terraces or balconies are asked to move any furniture or plants away from the railings on the exposed side.

We will continue to keep you updated as work proceeds.

DEAR COOPERATORS,

WE HAVE GOOD NEWS.

THE BOARD OF DIRECTORS WOULD LIKE TO ANNOUNCE THAT MANAGEMENT HAS SUCCESSFULLY SECURED A VARIANCE FROM THE NEW YORK CITY DEPARTMENT OF BUILDINGS FOR THE PARK BETWEEN BUILDINGS 3 & 4 TO BE REOPENED ON WEEKENDS.

THE VARIANCE WILL BE FROM FRIDAY AT 8PM UNTIL SUNDAY AT MIDNIGHT EVERY WEEKEND UNTIL THE LOCAL LAW 11 CONTRACT IS COMPLETED.

Hot Water Shut Down Overnight Friday

Re: Hot Water Shut Down

Dear Cooperators:

This Friday, June 8, 2012, at 9:00PM the Boiler Room will be shutting down the hot water to do some repair work. The hot water will hopefully be back online by Saturday morning, June 9, 2012, at 5:00AM.

We are anticipating another shut down toward the end of next week. We will send a separate notice to confirm.

We are sorry for any inconvenience.

Well that was Quick: South Courtyard Reopens

TO: ALL COOPERATORS/ EAST RIVER HOUSING

RE: PARK REOPENED BEHIND 577 GRAND ST.

DUE TO A RECENT INFESTATION OF BEES THIS PAST WEEKEND WE WERE FORCED TO CLOSE THE PARK BEHIND BLDG. 2 AT 577 GRAND STREET.

WE ARE HAPPY TO REPORT THE BEES HAVE MOVED ON AND WE ARE REOPENING THE PARK IMMEDIATELY. WE HAVE CANCELED THE BEEKEEPER.

So the “infestation” has moved on? Maybe not such a big problem to begin with? Does anyone have any more information about this — was closing the courtyard just an overreaction, or is there still a hive hiding out somewhere?

Bees close south courtyard until further notice

We’re losing our parks left and right! Not only is the north courtyard now closed because of inspection and maintenance on buildings 3 and 4, but the south courtyard is closed after many cooperators noticed an unusual activity of bees:

DUE TO A SERIOUS BEE PROBLEM BEHIND BLDG. 2 AT 577 GRAND STREET IN THE PLAYGROUND AREA, THE PARK WILL HAVE TO BE CLOSED UNTIL A BEEKEEPER ARRIVES EARLY NEXT WEEK TO REMOVE THE HIVE.

THIS SITUATION SHOULD BE TAKEN SERIOUSLY BY PARENTS, WHO SHOULD BE ESPECIALLY CAREFUL WITH THEIR CHILDREN DURING THE WEEKEND, UNTIL THE PROBLEM CAN BE RESOLVED.

North courtyard closure starts Wednesday

Memo posted from Management clarifies earlier announcement:

PLEASE BE ADVISED, the park between buildings 3 & 4 will close next Wednesday, May 30th for mandatory work being done to the buildings. We would like our cooperators to know that we explored a number of issues relating to the specific cause of the park remaining open. Since safety is our overwhelming concern, the decision was made to expedite the work without compromise to safety; therefore the park must be closed. We also realize what time of year it is and the importance of the park to our residents during these summer months. There was no way to know this past winter would be so mild for such an extended period as to risk the start of the project. Again, the City of New York mandates this work, and we will comply.

The inspections are being done to comply with Local Law 11.

No official word yet on when work will begin on buildings 1 & 2, but presumably cooperators in these buildings will face the same inconvenience starting near the end of the summer. Does anyone know for sure when that work will begin?

Turning up the heat in May

Re: New Boiler Testing on May 15-17, 2012

The new boiler, which we have installed, burns #2 oil and natural gas. We have already run the boiler on natural gas and it is working well. Unfortunately, when they delivered the new boiler the nozzles that burn the oil were not the correct ones. We will be installing the new ones tomorrow, May 15, 2012, and the boiler will have to be tested to see how it works. Therefore, next Tuesday, Wednesday and Thursday, May 15 – 17, 2012 we may put some steam into the pipes and you will get steam in your apartments.

We are sorry for the inconvenience, but our engineers are requiring us to test the boiler.
